Location is not a comfort preference. 2024 IMC 303.1 says equipment and appliances shall be located as required by this section, by specific requirements elsewhere in the code, and by the conditions of the listing. A legal furnace in a mechanical room can become an illegal furnace the moment someone slides it into a sleeping-room closet or parks it on a roof without an outdoor listing.

Access (to) means you can reach the device by ready access or after removing a panel. Ready access means you can reach it without moving a panel. 306 is written around service, replacement, and inspection — not around a one-time installer’s willingness to crawl.

Rooms, outdoors, attics, underfloor, rooftops

Indoor rooms and alcoves. 303.5: furnaces and boilers installed in closets and alcoves shall be listed for such installation. 306.2: rooms containing appliances shall have a door and an unobstructed passageway not less than 36 inches wide and 80 inches high. The dwelling-unit exception shrinks the passageway to 24 inches wide, large enough to remove the largest appliance, but only if a level service space at least 30 inches deep and the height of the appliance (not less than 30 inches) exists at the front or service side with the door open. Commercial M2 jobs live in the 36-by-80-inch rule unless you are actually inside a dwelling unit.

Outdoors. 303.6: appliances installed other than indoors shall be listed and labeled for outdoor installation. 304.10: equipment at grade shall sit on a level concrete slab or other approved material extending not less than 3 inches above adjoining grade, or shall be suspended not less than 6 inches above adjoining grade, and the support shall follow the manufacturer’s instructions.

Pits. 303.7 is a dimension set worth tabbing. The appliance shall not contact surrounding soil and shall be not less than 3 inches above the pit floor. Sides shall be held back not less than 12 inches. Where the pit is more than 12 inches below adjoining grade, walls shall be lined with concrete or masonry extending not less than 4 inches above adjoining grade and strong enough to resist collapse. Excavation on the control side shall extend not less than 30 inches horizontally. Flood protection of the pit is required by an approved method.

Attics — 306.3 (confirm these in the book; they are 2024 numbers). Provide an opening and an unobstructed passageway large enough to remove the largest appliance. The passageway shall be not less than 30 inches high and 22 inches wide and not more than 20 feet long, measured along the centerline from the opening to the appliance. Continuous solid flooring shall be not less than 24 inches wide. A level service space not less than 30 inches deep and 30 inches wide shall be present at the front or service side. The clear access opening shall be not less than 20 inches by 30 inches and large enough to remove the largest appliance. Exception 1 drops the passageway and service space when the appliance can be serviced and removed through the required opening. Exception 2 allows a passageway up to 50 feet when it is unobstructed and not less than 6 feet high and 22 inches wide for its entire length. 306.3.1 requires a luminaire switched at the passageway opening and a receptacle outlet at or near the appliance (NFPA 70).

Underfloor — 306.4. Same 30-inch-high by 22-inch-wide passageway, same 20-foot length, same 30-by-30-inch service space. If the passageway or service space is more than 12 inches below adjoining grade, line the walls with concrete or masonry extending not less than 4 inches above grade. The clear access opening is 22 inches by 30 inches — one dimension larger than the attic opening — and still large enough to remove the largest appliance. Exception 1 drops the passageway when the service space is present with the access open and the appliance can be serviced and removed through the opening. Exception 2 is harsher than the attic rule: if the passageway is unobstructed and not less than 6 feet high and 22 inches wide for its entire length, length is not limited (the attic cap in that case is 50 feet). 306.4.1 repeats the switched luminaire and receptacle.

Rooftops and elevated structures — 306.5. Where personnel must climb higher than 16 feet above grade to reach equipment or appliances, provide an interior or exterior means of access. That access shall not require climbing over obstructions greater than 30 inches high, walking on roofs steeper than 4 units vertical in 12 units horizontal, or using portable ladders. Permanent ladders, when used, have a published 11-item design list (42-inch side-rail extension, 10- to 14-inch rung spacing, 16 inches between rails, 0.75-inch rungs rated 300 pounds, landings, corrosion protection). Catwalks shall be not less than 24 inches wide with railings as required for service platforms. Group R-3 is excepted. 306.5.1 adds a level platform not less than 30 inches in any dimension, with guards, where serviceable components sit on a roof of 3:12 or greater whose edge is more than 30 inches above grade. 306.5.2 requires a receptacle at or near the equipment (NFPA 70).

Guards — 304.11. Guards are required where components that require service or roof-hatch openings are within 10 feet of a roof edge or open side of a walking surface, and that edge is more than 30 inches above the floor, roof, or grade below. The guard shall extend not less than 30 inches beyond each end of the served components and each end of the roof hatch, parallel to the roof edge. The top of the guard shall be not less than 42 inches above the adjacent elevated surface. The guard shall prevent passage of a 21-inch-diameter sphere and shall meet IBC guard loading. Exception: ANSI/ASSP Z359.1 fall-arrest/restraint anchorage connector devices.

Working space, combustibles, and ignition sources

306.1 is the sentence that fails rooftop units. Appliances, control devices, heat exchangers, and HVAC components that use energy shall provide access for inspection, service, repair, and replacement without disabling a fire-resistance-rated assembly or removing permanent construction, other appliances, venting systems, or piping or ducts that are not connected to the appliance being serviced. Then: a level working space not less than 30 inches deep and 30 inches wide shall be provided in front of the control side.

Field scenario. An RTU is set flush to a penthouse wall. The factory disconnect is behind the gas pipe and a condensate riser. There is no 30-by-30-inch level working space in front of the control panel, and the listing’s service-clearance diagram is equally blocked. The unit may heat and cool, but it fails 306.1 and 304.1. “We can service it from a ladder on the roof hatch” is not a substitute for the required level space, and 306.5 still bans portable ladders as the means of access when the climb exceeds 16 feet.

Clearances to combustibles — 304.9. Heat-producing equipment and appliances keep the clearances specified in the listing and manufacturer’s instructions. Reduction is allowed only under Section 308. Clearance includes door swing, drawer pull, shelves, and drapes. Doorstops, closers, and drapery ties shall not be used to create the required clearance. 308.2 will not let you reduce a clearance the listing prohibits. 308.4.1 allows a listed-and-labeled UL 1618 reduced-clearance assembly. 308.4.2 and Table 308.4.2 allow specified sheet-steel, insulation, and brick arrangements; 308.3 still keeps the protective assembly not less than 1 inch from the appliance. Solid-fuel appliances labeled for 12 inches or less cannot use the table to go smaller; those labeled for more than 12 inches cannot be reduced below 12 inches (308.4.2.1). Do not use Table 308.4.2 to cut masonry-chimney, connector pass-through, masonry-fireplace, or shafted kitchen-exhaust clearances (308.4.2.2 through 308.4.2.5).

Elevation of ignition sources — 304.3. In hazardous locations and in public garages, private garages, repair garages, motor fuel-dispensing facilities, and parking garages, equipment and appliances having an ignition source shall be elevated so the source is not less than 18 inches above the floor on which the equipment rests. Rooms that are not dwelling-unit living space and that communicate directly with a private garage are treated as part of that garage. Exception: elevation is not required for appliances listed as flammable vapor ignition resistant. 304.3 is still current in the 2024 IMC — do not replace 18 inches with a memory of a different code.

Public-garage appliances (304.6) go to not less than 8 feet above the floor, and not less than 1 foot higher than the tallest vehicle door if vehicles can pass under them, unless they are protected from vehicle impact and installed per 304.3 and NFPA 30A. Private garages and carports (304.7) use 6 feet above the floor, with the same impact-protection-plus-304.3 exception. 303.4 separately requires approved barriers wherever an appliance would otherwise be subject to mechanical damage.

Prohibited locations and condensing versus atmospheric units

2024 IMC 303.3: fuel-fired appliances shall not be located in, or obtain combustion air from, sleeping rooms, bathrooms, toilet rooms, storage closets, or surgical rooms. Exceptions: (1) direct-vent appliances that take all combustion air from outdoors; (2) solid fuel-fired appliances with combustion air per the manufacturer’s instructions; (3) appliances in a dedicated enclosure taking all combustion air from outdoors per Chapter 7, accessed through a solid, weather-stripped, self-closing door.

That is why a Category I atmospheric furnace in a hotel guest bathroom is a fail, while a listed direct-vent condensing furnace in a dedicated outdoor-air closet can be a pass. Atmospheric (typically Category I) appliances take combustion air from the room and produce little or no liquid flue condensate. Condensing (typically Category IV) appliances extract extra heat, create acidic condensate, and must be located where that condensate can be collected and discharged under Section 307 — the next section of this chapter. Closet and alcove listings (303.5) and outdoor listings (303.6) still apply to both families.

303.8: mechanical systems shall not be located in an elevator shaft. 304.4: equipment and appliances with an ignition source shall not be installed in Group H occupancies or control areas where open use, handling, or dispensing of combustible, flammable, or explosive materials occurs. 304.12: appliances that serve areas other than where they are installed shall be permanently marked so the inspector can identify the appliance and the area it serves.
