Heating Equipment is about 6 percent of the M2. Inspectors fail jobs here because the installer treated a packaged rooftop gas-heat section like a closet furnace, or treated a closet as a return plenum. The 2024 IMC splits the work: Chapter 3 decides location, listing, access, elevation, and fuel, Chapter 9 writes appliance-specific rules, and 601.5 decides where return air may be taken.

This section is the heating companion to appliance location, access, and the 30-by-30 working space. Combustion-air sizing is a later chapter — indoor combustion air — but you still fail a fuel-fired furnace that has no legal combustion-air path.

What “heating equipment” means on an M2 inspection

A forced-air warm-air furnace is a listed appliance that heats air and delivers it through a duct system. 2024 IMC 918.1: oil-fired furnaces are tested to UL 727, electric furnaces to UL 1995 or UL/CSA 60335-2-40, and solid-fuel furnaces to UL 391. Forced-air furnaces shall be installed in accordance with the listings and the manufacturer’s instructions. Gas-fired forced-air furnaces also live in 2024 IFGC 618.1 (listed to ANSI Z21.47/CSA 2.3 or UL 795).

A unit heater is a self-contained heating appliance that discharges directly into the space. 2024 IMC 920.1 requires installation to the listing and the manufacturer’s instructions; oil-fired unit heaters are tested to UL 731. 920.3: a unit heater shall not be attached to a warm-air duct system unless listed for that installation. 920.2: suspended-type unit heaters hang from elements designed for the heater weight and dynamic loads, with noncombustible hangers and brackets. 920.4: in Group I-2 and ambulatory care facilities, suspended-type unit heaters are prohibited in corridors, exit-access stairways and ramps, exit stairways and ramps, and patient sleeping areas.

A vented wall furnace (909) is not a duct furnace. 909.4: ducts shall not be attached to wall furnaces, and casing extension boots are illegal unless listed as part of the appliance. 909.3: a door cannot swing within 12 inches of an air inlet or outlet, measured at right angles to the opening, and doorstops or closers shall not be used to create that clearance. 909.2: a wall furnace installed between a bathroom and an adjoining room shall not circulate bathroom air to other parts of the building.

Infrared radiant heaters and electric radiant heating systems are 912 and 927. Permanently installed electric space heaters are listed and labeled to UL 2021 (912.1) and fixed independent of the supply conductors, with noncombustible hangers (912.2). Clearances come from the manufacturer’s instructions (912.3). Electric radiant panels are listed for the application (927.1); fasteners may not pierce heating elements (927.5), and field-cut panels are illegal unless listed for field cutting (927.3 Item 3).

A makeup-air heater on a commercial job is usually a 2024 IFGC 611 nonrecirculating direct-fired industrial air heater (listed to ANSI Z83.4/CSA 3.7) or a 612 recirculating unit (listed to ANSI Z83.18). 611.4 is the inspection sentence: all air handled by a nonrecirculating unit, including combustion air, shall be ducted directly from the outdoors. 611.2: these heaters shall not supply any area containing sleeping quarters. 612.5: a recirculating unit must still supply outdoor ventilation air at not less than 4 cfm per 1,000 Btu/h of rated input, interlocked so the main burner cannot fire until that outdoor-air means is verified.

Listing, fuel, elevation, indoor versus outdoor

2024 IMC 301.7 still requires the appliance to be listed and labeled for the application in which it is installed and used. 303.5: furnaces and boilers in closets and alcoves shall be listed for that installation. 303.6: appliances installed other than indoors shall be listed and labeled for outdoor installation. A rooftop gas-heat section on a packaged unit is legal only with an outdoor listing, weatherization, and the listing’s condensate and flue-discharge details. A natural-draft indoor furnace parked on a curb is the wrong application even if it “heats.”

2024 IMC 301.12 is the fuel and altitude rule. Fuel-fired appliances shall be designed for the fuel to which they will be connected and for the altitude of the installation. Appliances that are part of the building mechanical system shall not be converted for a different fuel except where approved and converted in accordance with the manufacturer’s instructions. The fuel input rate shall not be increased or decreased beyond the limit rating for that altitude. A leftover natural-gas nameplate on a unit piped with propane, or a field-drilled orifice “because we are at 5,500 feet,” is a 301.12 failure unless the manufacturer’s listed kit and the altitude rating support the change and the code official has approved it.

Outdoor equipment at grade still follows 304.10: a level concrete slab or other approved material extending not less than 3 inches above adjoining grade, or suspension not less than 6 inches above adjoining grade, installed per the manufacturer’s instructions. 304.9: heat-producing appliances keep the clearances specified in the listing and manufacturer’s instructions; reduction is only under Section 308. Combine that with the 30-by-30 control-side working space in 306.1. Access cannot require removing permanent construction, unrelated appliances, or fire-resistance-rated assemblies.

Field contrast — RTU gas-heat section versus indoor furnace closet. A packaged rooftop unit’s gas-heat module is listed for outdoor use. You check the outdoor listing, 306.1’s 30-by-30 level space at the control panel, 304.11 guards if the unit is within 10 feet of a roof edge more than 30 inches above the surface below, the listing’s flue-side clearance, and 918.5/401.4 outdoor-air intake location. An indoor condensing furnace in a closet is a different listing. You check the closet/alcove listing (303.5), 306.2’s 36-by-80-inch room passageway (commercial), 918.4’s sealed return into the blower housing from outside the closet, 601.5 return locations, Chapter 7 combustion air, and Section 307 condensate. Do not inspect the closet as if it were a curb.

Supply-air and return-air connections

2024 IMC 918.4 is the furnace-closet trap. Circulating air for fuel-burning, forced-air-type, warm-air furnaces shall be conducted into the blower housing from outside the furnace enclosure by continuous airtight ducts. The closet is a combustion-air and service space, not a return plenum. 918.3: volume dampers shall not be placed in the air inlet to a furnace in a manner that will reduce the required air to the furnace. 918.5 sends outdoor intake openings to 401.4 and return-air openings to 601.5. 918.6 sends outdoor-opening protection to 401.5. 603.11: ducts connecting to a furnace keep combustible clearances from the furnace manufacturer’s instructions. 602.1 / 602.1.3: fuel-fired appliances shall not be installed within a plenum.

Read 2024 IMC 601.5 from the printed list. Return-air openings for HVAC systems shall comply with all of the following:

  1. Openings shall not be located less than 10 feet, measured in any direction, from an open combustion chamber or draft hood of another appliance in the same room or space.
  2. Return air for heating or air-conditioning systems shall not be taken from a hazardous or insanitary location or a refrigeration room as defined in this code.
  3. The amount of return air taken from any room or space shall be not greater than the flow rate of supply air delivered to that room or space.
  4. Return and transfer openings are sized from the appliance/equipment manufacturer’s instructions, ACCA Manual D, or the registered design professional.
  5. Return air taken from one dwelling unit shall not be discharged into another dwelling unit.
  6. Return air from a crawl space shall not be a direct connection to the return side of a forced-air furnace. Transfer openings in the crawl-space enclosure are not prohibited.
  7. Return air for heating or air-conditioning systems shall not be taken from a bathroom, toilet room, kitchen, garage, boiler room, furnace room or unconditioned attic.
  8. Return air from a closet shall serve only the closet and shall not require a dedicated closet supply duct.
  9. Return air taken from a closet smaller than 30 square feet requires the closet door to be undercut not less than 1½ inches, or a louvered door or transfer grille with not less than 30 square inches net free area.
  10. Return air shall not be taken from indoor swimming-pool enclosures and associated deck areas, except where that air is dehumidified under 403.2.1 Item 2, or a dedicated HVAC system serves only those spaces.

Three exceptions sit under the list. Kitchen return is not prohibited where the openings serve the kitchen and are not less than 10 feet from the cooking appliances. In a dwelling unit, kitchen return is not prohibited where the kitchen and living spaces are a single room, the cooking appliance is electric, and the return is not less than 5 feet from that appliance. Dedicated forced-air systems serving only the garage may take return air from the garage.

2024 closet change — do not recite the 2021 list. Older IMC text put “closet” in the same prohibited sentence as bathroom and kitchen. The 2024 IMC moved closets to Items 8 and 9. A closet return that serves only that closet can be legal. A closet used as the building’s return plenum, or a furnace-closet grille sucking combustion products into the blower, is still a fail under 601.5 Item 7 (furnace room) and 918.4.

Condensing furnaces and combustion air

A condensing (typically Category IV) furnace extracts extra heat and makes acidic liquid condensate. Location is legal only where that condensate can be collected and discharged under Section 307 — the condensate-disposal section. Typical commercial furnaces sit in the “up to 20 tons” row of Table 307.2.2, so the condensate drain is not less than ¾ inch internal diameter unless the listing is larger, sloped not less than ⅛ unit vertical in 12 units horizontal. Do not terminate the drain where it can freeze, splash a walkway, or backflow into the appliance.

Combustion air is not sized in this chapter. Tab indoor combustion air and remember 303.3: fuel-fired appliances shall not be located in, or obtain combustion air from, sleeping rooms, bathrooms, toilet rooms, storage closets, or surgical rooms, unless a listed exception such as a direct-vent appliance taking all combustion air from outdoors applies.
