3.4 Moisture Management (W07) & Hygiene Support (W08)

W08 Hygiene Support (4 pt) has three parts covering bathroom and handwashing accommodations (2 pt), enhanced touchless bathrooms (1 pt) and effective handwashing sink geometry (1 pt). Both are heavily prescriptive, and both are frequently mis-numbered — W07 is not Drinking Water Promotion (that is W06), and hygiene is W08 alone, not "W07 and W08."


Feature W07: Moisture Management — Optimization (3 pt / WELL Core 6 pt)

Intent: limit the potential for bacteria and mold growth within buildings from water infiltration, condensation and internal leaks. WELL's framing is that the strategy is to minimize unintentional water and, when it is unavoidable, manage it through material selection and inspections.

The four moisture transport mechanisms

Every W07 requirement targets one of these, which is why the feature reads as it does:

  1. Bulk liquid water flow — rain, snowmelt, plumbing leaks driven by gravity and pressure. Countered by drainage planes and flashing.
  2. Capillary wicking — porous materials drawing water against gravity. Countered by capillary breaks.
  3. Air-transported vapor convection — moist air carried through envelope leaks. Countered by air tightness.
  4. Molecular vapor diffusion — vapor migrating through materials along a vapor pressure gradient. Countered by managing vapor pressure differentials.

W07 Part 1 — Design Envelope for Moisture Protection (1 pt / Core 2 pt)

The building envelope aims to minimize moisture intrusion and accumulation through all six of the following:

  • (a) For projects where construction occurs after registration: verification of site drainage and storm water management during the building construction phase.
  • (b) Air tightness testing to assess water vapor transfer.
  • (c) Adverse vapor pressure differentials that may cause condensation on interstitially hidden materials.
  • (d) Entryway design that considers at least three strategies to minimize the ingress or permeation of water into the building.
  • (e) Installation of a continuous drainage plane — for example a weather-resistant barrier integrated with flashing systems at penetrations — interior to the exterior cladding.
  • (f) Minimization of capillary suction (wicking) in porous building materials through one of two capillary break methods:
    1. Free-draining spaces (e.g., between exterior cladding and weather-resistant barriers in wall assemblies), or
    2. Non-porous materials (e.g., closed-cell foams, waterproofing membranes, metal) between porous materials.

[!TIP] Requirement (d)'s "at least three strategies" is the kind of countable detail exams reward. Requirement (e)'s "interior to the exterior cladding" locates the drainage plane precisely: behind the rainscreen, not at its face.

W07 Part 2 — Design Interiors for Moisture Management (1 pt / Core 2 pt)

Option 1: Condensation and liquid water management. Address at minimum:

  • (a) Protection of moisture-sensitive building materials and selection of moisture-resistant materials or finishes in surfaces likely to be exposed to liquid water (finished floors) or that may absorb moisture — interior sheathing in basements, areas at or below grade, bathrooms, janitorial rooms or kitchens.
  • (b) Condensation on cold surfaces such as basements, slab-on-grade floors, the inside of exterior walls, and glazing.

Option 2: Water leak control in fixtures.

  • (a) All hard-piped fixtures — toilets, dishwashers, icemakers, water treatment devices, clothes washers — have a labeled, readily accessible single-throw manual shut-off (governed or activated per use) or automatic shut-off at point-of-connection.
  • (b) All installed water treatment devices have a waste line fixed in place, equipped with a backflow preventor.

WELL Core guidance: whole building; feature requirements may be communicated within tenant lease agreements.

W07 Part 3 — Implement Mold and Moisture Management Plan (1 pt / Core 2 pt)

Option 1: Operational moisture management. The plan contains:

  • (a) A schedule of periodic inspections for signs and potential sources of water damage or pooling, discoloration and mold on ceilings, walls, floors and HVAC equipment.
  • (b) A system or inspection protocol to periodically assess water pipe leaks.
  • (c) A system for occupants and tenants to notify building management about mold or water damage.

Option 2: Leaks and mold inspections. Results of inspections for mold and leaks — including any mold test results — are submitted annually through the WELL digital platform.

[!IMPORTANT] W07 Part 3(c) is easy to overlook and easy to test: WELL requires a reporting channel for occupants, not just an inspection schedule. Moisture problems are usually noticed by the person sitting under the ceiling tile, not by the facilities calendar.

Together they close the mold triad: remove available moisture from assemblies (W07), from equipment (A14) and from the air (T07).


Feature W08: Hygiene Support — Optimization (4 pt / WELL Core 4 pt)

Intent: ensure availability of bathrooms and support hygienic handwashing and toilet use practices for all individuals. W08 is one of WELL's clearest equity features — much of it is about who can actually use a bathroom.

W08 Part 1 — Provide Bathroom and Handwashing Accommodations (2 pt)

For all spaces except dwelling units.

Option 1: Bathroom Accommodations.

  • (a) All bathrooms: trash receptacles in stalls (women's and single-user bathrooms; in all stalls if toilet paper cannot be flushed); sanitary pads, tampons and/or other menstrual products at no cost or subsidized by at least 50% (women's and single-user bathrooms); and a hook, shelf or equivalent storage support in each toilet stall.
  • (b) All occupants have access to at least one bathroom per floor with an accessible stall.
  • (c) All occupants have access to at least one bathroom per floor with an infant changing table.
  • (d) All regular occupants may request a syringe drop box at no cost, which the project places in one or more bathrooms based on occupant demand.
  • (e) All single-user bathrooms are open to all individuals with accompanying signage, and at minimum one single-user bathroom per floor meets the room and stall dimensions required by local accessibility code.
  • (f) Floor drains are equipped with a self-primed liquid-seal trap — the detail that stops sewer gas and pathogen aerosols entering through dried-out traps.

Option 2: Family bathrooms. For projects where the majority of occupants are visitors (shopping malls, airports, museums): family bathrooms accommodating individuals who need accompaniment or assistance, containing an infant changing table; children's toilet facilities or accommodations for child use of an adult toilet; children's sinks or accommodations such as a stepstool; motion sensor lights; skid-resistant floors; safety grab bars; and at least one designated location for bags separate from the changing table and sink.

Option 3: Handwashing support. At minimum, in all sinks where handwashing is expected (bathrooms, break rooms, wellness rooms):

  • (a) Fragrance-free liquid hand soap dispensed through sealed dispensers with disposable cartridges, or dispensers with detachable closed containers that are washed and disinfected when emptied, before refilling.
  • (b) One hand-drying method: paper towels; hand dryers equipped with a HEPA filter maintained per manufacturer instructions — not available for healthcare projects; or fabric hand towel rolls with dispensers, replaced before end of service.
  • (c) Signage displaying steps for proper handwashing.

For commercial kitchen and commercial dining spaces: clear signage directing toward the nearest handwashing location at the entrance to all areas intended for food preparation and consumption.

[!IMPORTANT] The hand-drying rule is precise: hand dryers are permitted if HEPA-filtered, except in healthcare projects. A blanket claim that WELL prohibits air dryers in favour of paper towels is wrong.

W08 Part 2 — Enhance Bathroom Accommodations (1 pt)

All bathrooms meet: hands-free flushing; contactless soap dispensers and hand drying; users can exit the bathroom hands-free; and faucets are sensor-activated, equipped with a programmable line-purge system, and — if mixing is used — hot and cold water lines are mixed at the point of use.

[!TIP] The programmable line-purge system exists to flush stagnant water from low-use branches — a direct Legionella control, linking W08 back to W03. And point-of-use mixing keeps hot water hot in the distribution loop rather than tepid, for the same reason.

W08 Part 3 — Support Effective Handwashing (1 pt)

All sinks where handwashing is expected (kitchens, bathrooms, break rooms, wellness rooms):

  • (a) The faucet design prevents the water column from flowing directly into the drain, or a sink drain stopper is installed.
  • (b) Water does not splash outside the sink when the faucet is fully open.
  • (c) Newly installed sinks meet: basin at least 9 in (23 cm) in width and length; water column at least 6 in (15 cm) in length, measured along the flow of water even if angled; and the water column at least 3 in (7.5 cm) away from any edge of the sink.

A note on non-potable water reuse

Rainwater harvesting and greywater reuse are addressed by W09 Onsite Non-Potable Water Reuse, which is a beta (β) feature. The WELL AP Candidate Handbook states plainly that WELL beta features are not assessable on the exam. Know that the feature exists and where it sits; do not spend study time memorizing its requirements, and do not expect exam questions on purple-pipe labeling, backflow assembly types or dual-plumbing disinfection trains.
