1. The four WELL Core applicability scopes
Every WELL Core feature is met at one of four scopes, and being able to identify which one applies is a recurring Application-level exam skill:

The direct staff rules — three cases worth memorizing
- There must be at least one direct staff member serving the project who spends no less than 30 hours per month in the building in order to pursue direct-staff features. The direct staff member is not required to have a permanent workstation in the project building.
- If a project has no direct staff on-site but does have sub-contracted staff (e.g., for building management), the project may earn points by meeting requirements for all or a defined subset of building management staff.
- If a project has no direct staff and no contracted staff — for example where tenants are responsible for operations and maintenance — direct-staff preconditions are considered "met," but direct-staff optimizations cannot be pursued.

The extra-point rule
For many features, a WELL Core project earns one additional point by also meeting the requirement within tenant or leased space — or, where no non-leased area exists for the feature to apply, by applying the feature in leased areas. WELL's own example is L02 Part 1, applicable to non-leased spaces, where extending visual acuity requirements into leased spaces earns one extra point.
[!WARNING] The extra point counts against the 12-point concept cap. WELL Core guidance states that projects may earn no more than 12 points per concept including any extra points achieved. A Core project that maximizes tenant-space extensions in a single concept can therefore waste effort.
Two more Core-specific mechanisms
- Performance testing area: at least 2.5% of total building floor area must be available for testing, and the available area must include all common areas and spaces directly under building management control. If those comprise less than 2.5%, the project supplements with tenant spaces, and testing in leased space may occur before or after tenant occupancy. Some performance-based optimizations explicitly require testing in tenant spaces to be awarded.
- Tenant exclusions: several features permit up to 10% of total tenant-occupied area to be excluded from feature scope — A12, A13, A14 and T05 all carry this allowance — while others (A05, L01 Option 4, L02, L03, T07) instead require access to at least 10% of leased space for testing.

Multifamily residential projects use the WELL Certification pathway, never WELL Core, even though most regular occupants are tenants and the owner may not complete the dwelling-unit fit-out. 4. Space types — how one feature part becomes several requirements
All parts of WELL v2 are designated for specific space types, and space types refer to spaces within a project, not the project as a whole. A school comprises classrooms, offices, a commercial kitchen and dining areas — four space types inside one project.
- Parts marked "for all spaces" apply to all spaces within the project boundary, for all project types.
- Space-type requirements are either required in addition to the "all spaces" requirements, or used in place of them — and the feature language says which.
WELL's own worked examples make the distinction concrete:
- N01 Part 1 has separate requirements for dining spaces and all other spaces, indicated by the tab "For All Spaces except Dining Spaces" — the dining requirement replaces the general one.
- N01 Part 2 has one set of requirements "For All Spaces" including dining spaces, plus additional requirements "For Dining Spaces" only — here the dining requirement is additive.
