Match the vent product to the appliance — before you touch a table
NFPA 54-2012 Table 12.5.1 (type of venting system to be used) is the decision grid. This lesson will not reprint that copyrighted page. The method is: read the appliance category and listing, then allow only the vent types that table (and the listing) still permit.

Direct-vent appliances bring combustion air from outdoors and discharge through a listed concentric or two-pipe kit. That kit is a system. You do not freestyle a Type B cap on a Category IV concentric terminal.
Support. Carry the weight on listed straps, roof supports, and wall bands so the appliance flue collar is not a hanger. Follow the vent listing for interval. 248 CMR 5.04 4.4 still requires vent piping to be straight, level, or plumb with the required grade or slope. Plastic and AL29-4C Category IV runs slope back to the appliance drain (or to a listed drain fitting) so acidic condensate does not pond in a sag.
Joints. Type B uses the manufacturer’s twist-lock or listed locking band — do not drive screws through the inner wall unless that listing says to. AL29-4C uses that manufacturer’s seal and closure band. Plastic uses the joining method listed for that pipe (CPVC solvent systems, polypropylene gasketed or fusion — not a random purple-primer DWV joint). Massachusetts rewrites single-wall connector joints in 5.12 (below).
Roof termination (Type B and chimneys). Teach the lookup, not a traced figure. NFPA 54-2012 12.7 sends small Type B vents that sit far enough from a vertical wall to a listed cap and the roof-height figure in that section. Vents over 12 inches in size, or closer than 8 feet to a vertical wall or similar obstruction, pick up the 2-foot-above-roof / 2-foot-above-anything-within-10-feet chimney-style rule in that same section. Separately, a gas vent serving Category I equipment must still stand at least 5 feet above the highest connected draft hood or flue collar. Masonry chimneys also keep the NFPA 54/211 roof-height rules taught in Chapter 5. Always use the listed cap. Do not terminate a Type B under a deck that traps flue gas.
Sidewall / direct-vent. NFPA 54-2012 12.9 plus Table 12.9.1 set distances from operable windows, doors, gravity inlets, mechanical inlets, grade, sidewalks, and inside corners. This lesson will not reprint that copyrighted clearance grid. The method is: identify whether the terminal is direct-vent or other than direct-vent, and whether draft is mechanical or natural; then read the row for the building feature. Massachusetts then adds the meter and signage rules in 5.12 — those win when they are stricter than the national row.
Category I sizing method (height, input, single vs common)
248 CMR 5.00 does not rewrite NFPA 54-2012 Chapter 13. Category I vent tables remain the 2012 grids. The exam is closed book, so PSI items either (a) test the procedure, (b) embed a small excerpt, or (c) ask a Massachusetts overlay. Do not photocopy Annex vent tables into a study notebook. - Confirm Category I. Draft-hood (NAT) or fan-assisted mid-efficiency (FAN) with non-positive vent static pressure. If the nameplate is Category III or IV, stop — those tables do not apply. Use the manufacturer’s listed vent size.
- Measure available height (H). Vertical distance from the highest draft hood outlet or flue collar to the bottom of the vent cap or the top of the chimney. Offsets still count as part of the system; extra elbows usually cut capacity (table notes commonly deduct a percentage per additional 90). Read the note on the table you are given.
- Measure connector rise and lateral. Rise is the vertical from the draft hood/flue collar up to the entry into the vertical vent or common vent. Lateral is the horizontal connector run. More rise generally helps capacity; a long lateral hurts it. Single-wall connectors have less capacity in the tables than Type B double-wall connectors of the same diameter.
- Convert the nameplate to the table’s input units (BTU/h, as printed). Do not mix a CFH gas-pipe number into a vent table.
- Single appliance: open the single-appliance table that matches the vent material (Type B double-wall vs masonry chimney vs single-wall connector + Type B, and so on). Find the height row (if your H sits between listed heights, follow that table’s interpolation / next-height notes — the exam-safe move is the note printed under the excerpt, not a shop interpolation habit). Read across to a diameter whose maximum capacity is ≥ appliance input and whose minimum capacity (FAN Min / NAT minimum where printed) is not above the input. Too small will not carry the load. Too large on a FAN appliance risks condensation and weak draft — that is why the tables print a minimum.
- Common vent (two or more Category I appliances): size each connector from the single-appliance table using that connector’s rise and that appliance’s input. Size the common vertical from the common-vent table using combined input and the FAN+FAN, FAN+NAT, or NAT+NAT column that matches the mix. A FAN furnace sharing with a NAT water heater is FAN+NAT, not two independent Type B stacks imagined as one.
- Do not interpolate a fake diameter. If 80,000 BTU/h sits above the 4-inch max and below the 5-inch max, the table is telling you 5 inch (or whatever diameter the excerpt actually shows). If the item does not give an excerpt, answer with the method, not a memorized “always 5-inch B-vent.”
Worked method — single NAT appliance. A listed draft-hood boiler, 120,000 BTU/h, Type B vent, 25 feet of height, short Type B connector with 2 feet of rise. You would open the single-appliance Type B table, height 25 feet (or the listed height the notes require), NAT Max column, and take the smallest diameter whose NAT Max is at least 120,000 without dropping the input below any printed minimum. You would not open a masonry-chimney table, and you would not open a Category IV plastic chart.
Worked method — common vent FAN + NAT. An 80,000 BTU/h FAN furnace and a 40,000 BTU/h NAT water heater enter a Type B common vent. Furnace connector rise 1 foot; water-heater connector rise 2 feet; common-vent height 20 feet. Size the furnace connector from the single-appliance FAN columns at 1 foot of rise. Size the water-heater connector from the NAT columns at 2 feet of rise. Size the common vent from the FAN+NAT common-vent table at 20 feet using 120,000 BTU/h combined. If either connector max is short, increase rise, increase diameter, shorten lateral, or use Type B connectors instead of single-wall — do not “just go up a chimney size” without re-checking the minimum on the FAN appliance.
Exam traps. Using a Category I table on a condensing water heater. Sizing the common vent from one appliance’s input. Using branch connector length as if it were vent height. Treating single-wall connector capacities as equal to Type B. Lining an oversized masonry chimney with hope instead of a listed liner after a FAN replacement.
248 CMR 5.12 — Massachusetts amendments you must not skip
Open 248 CMR 5.00 and 248 CMR 5.12 on the unofficial Mass.gov PDF (Mass. Register #1442, 4/30/2021). 248 CMR 5.12 is “Modifications to Chapter 12, Venting of Appliances.” These are the live overlays.
12.4.4.2 Venting via a damper or power means of exhaust (5.12(1)). Where appliances vent through a ventilating or exhaust system that has a damper or a power exhaust, gas may flow to the main burners only when that damper is open enough to vent the appliance, or when the power exhaust is running. Every gas line serving that equipment gets a solenoid valve that may not be bypassed. The solenoid must use a manual-reset device controlled by one of: (1) at least one audible, hard-wired carbon monoxide detector listed for that environment, interlocked so the valve closes on an unsafe CO level or if the detector becomes defective; or (2) a draft-proving switch that lets the valve stay open only when the damper is 100% open or the power exhaust is fully operational. Replacements must meet 12.4.4.2 even though NFPA 54 1.3 talks about retroactivity — Massachusetts says the installer of the replacement shall bring the gas line up to this interlock.
Plastic piping (5.12(2) replacing 12.5.2). “The only plastic piping which may be used for venting appliances shall be CPVC, polypropylene, and other pipes which have been Product-accepted for that purpose by the Board.” That is the Massachusetts plastic-vent sentence. Schedule 40 PVC is not named as an appliance-vent material. A PVC product used as an appliance vent is legal only if it is Board Product-accepted for that purpose. Do not answer “PVC is always fine for Category IV in Massachusetts.”
Existing chimneys (5.12(3) replacing the 12.6.4.2 exception). Tile-lined or other existing chimneys that do not meet 12.6.4.2 may still take a gas appliance — including a gas appliance replacing oil — only when all of these are true: (a) the existing appliance operated with non-positive vent static pressure and did not create condensation in the chimney; (b) you are not replacing an atmospheric appliance with a fan-assisted appliance; (c) the chimney interior area is no greater than seven times the area of the smallest flue connected to that chimney. (b) is the replacement-day killer: atmospheric-to-FAN on a fat clay flue is a no.
Marking of Schedule 40 PVC and other non-metallic piping (5.12(4) new 12.7.6.1). This label rule is for Schedule 40 PVC and other non-metallic pipe used for ventilation, make-up, or combustion air intake — not a back-door approval of PVC as an exhaust vent. Labels: every 10 feet where the pipe is exposed/visible; every 3 feet where it is concealed; at every change of direction; on each side of a partition, wall, or ceiling penetration. Lettering is black, states that the piping is ventilation / make-up / combustion-air intake, and is sized at least to the pipe diameter, but need not exceed two inches on larger pipe.
12.9.4 last sentence (5.12(5)). Massachusetts deletes that last sentence. The identification-plate duty moves into 12.9.7 with Massachusetts wording.
12.9.7 Signage (5.12(6)). Whenever any through-the-wall vent is installed less than seven feet above finished grade, a metal or plastic identification plate shall be permanently mounted on the exterior at a minimum height of eight feet above grade, directly in line with the exhaust terminal. Print size no less than 0.5 inches. Exact legend: GAS VENT DIRECTLY BELOW. KEEP CLEAR OF ALL OBSTRUCTIONS.
12.9.8 Vent termination or intake (5.12(7)). A sidewall horizontal exhaust termination or intake for gas-fueled equipment in every dwelling, building, or structure shall be no less than three feet from a gas meter. When the manufacturer uses snow lines to set minimum height, Massachusetts ranks the source: (a) the manufacturer’s instructions when they specify the source and method; (b) if not specific, a city or town ordinance; (c) if neither, National Weather Service ten-year statistics for average monthly maximum depth of snow accumulation at that location.
Section 12.10 (5.12(8)). Massachusetts deletes NFPA 54-2012 12.10 (condensation drain as written in that edition). Do not quote 12.10 as Massachusetts law. Category IV condensate still has to go somewhere listed and, when it enters a plumbing receptor, 248 CMR 10.00 still governs that drain. Deleting 12.10 is not permission to dump condensate on a burner vestibule.
12.11.6 Joints (5.12(9)). Joints between connector sections, and connections to flue collars or draft hood outlets, shall be fastened by one of: (a) single-wall metal — no less than three corrosion-resistant fastening devices at each joint; (b) listed vent material assembled per the manufacturer; or (c) other approved means. Two sheet-metal screws on a single-wall connector is a fail.
The Board’s Venting of Flue Gases policy still puts the permit licensee on the hook for flue-gas venting, including Type B, even when a qualified mechanic assembles the pipe under that licensee’s supervision.
