A complete improvement description answers:

Major Building Components

Foundation

Common foundation types include slab-on-grade, crawl space, full basement, partial basement, pier and beam, and engineered deep foundations. Note material (concrete, masonry), evidence of settlement or moisture, and whether basement area is finished (and whether finished area counts in the market’s GLA convention).

Foundation type affects cost, livable area treatment, flood vulnerability, and comparable selection. A full basement home is not automatically comparable to a slab ranch of the same above-grade GLA without adjustment analysis.

Framing and structure

Mechanicals are often short-lived components in depreciation analysis. Describe them accurately enough to support age-life or breakdown methods later.

Ancillary improvements

Garages, carports, decks, porches, patios, pools, barns, storage buildings, fencing, and paving can contribute value—or none—depending on market. Contribution is a market question (principle of contribution), not cost spent.
