National Examination: Blueprint, Logistics, and Study Method

Key Takeaways

  • The examination contains 125 questions, of which 110 are scored, with four hours allowed for Certified Residential.

  • A passing scaled score is 75; this is not a statement that 75 percent correct always passes.

  • USPAP and sales comparison account for 20 and 18 scored questions respectively in the April 2026 outline.

  • Confirm eligibility, provider, fees, identification, calculator rules, and appointment conditions using your actual state authorization.

National Examination: Planning From the Official Outline

What This Examination Measures

The AQB national examination is used in state credentialing. Passing it is one requirement in a larger application process, which also includes education and qualifying experience. A testing appointment is not a license to practice. Obtain the state's authorization and follow its instructions for the provider and reservation process before making travel or education purchases.

The official examination information identifies 125 questions: 110 scored and 15 unscored pretest items. Certified Residential candidates have four hours. Treat every question seriously because candidates should not expect to identify pretest questions. The passing scaled score is 75; scaling accounts for examination difficulty, so do not convert this into a universal raw percentage or a fixed count of correct answers.

The April 1, 2026 AQB outline is the content reference for this guide. A vendor handbook can contain an older outline alongside useful reservation instructions. Check the effective date of the outline itself rather than assuming every page of a handbook has the same currency. The national criteria are minimums, and state requirements can add conditions.

Rounded percentages need not sum exactly to 100. The counts do sum to 110. These are planning weights, not promises that a particular fact, formula, or report form appears on your examination. A domain with five scored questions can still require several distinct skills. For instance, land valuation includes six methods, while statistics requires both calculations and interpretation of model limitations.

Map a missed practice question to its underlying decision. If you selected the wrong comparable adjustment sign, rehearse the subject-versus-comparable comparison. If you calculated the correct number with the wrong annual/monthly convention, write the units beside every input. If you confused a review report with an appraisal report, identify the assignment and applicable standard before memorizing a phrase.

Reservation and Calculator Preparation

Your state approval or provider instructions determine the examination fee and reservation arrangements. There is no single national price that applies to every applicant. Confirm the exact name on identification, acceptable documents, arrival instructions, cancellation deadline, and permitted items in the current appointment instructions. A rule for booking another appointment is not automatically the state's waiting period or limit on examination attempts.

The Foundation's calculator guidance permits appropriate financial calculators subject to security restrictions. It states that alphanumeric programmable calculators are not permitted, with the stated HP 12C exception, and that stored programs must be cleared. Bring the calculator and permitted instruction manual that meet the actual provider's rules, and do not rely on sharing equipment. Practice clearing and setting payment periods without erasing essential operating settings inadvertently.

For a monthly mortgage problem, annual nominal interest divided by 12 and the number of monthly payments belong together. For an annual DCF, use annual cash flows and an annual effective yield. Know the cash-flow sign convention of your calculator: money advanced and money received have opposite signs. A displayed negative payment can be a sign convention rather than an economically negative mortgage payment.

A Four-Pass Learning Routine

First, learn the assignment framework: rights, use, users, value definition, effective date, relevant characteristics, assumptions, and scope. Second, build each approach from its inputs and explain why a method is applicable. Third, calculate with a written setup before using the calculator. Fourth, reconcile and report the conclusion with enough explanation for the intended use.

For a hypothetical two-hour study session, spend 20 minutes retrieving prior concepts without notes, 50 minutes solving valuation problems, 30 minutes reviewing incorrect reasoning, and 20 minutes connecting the lesson to a report or review scenario. These times are an optional study method, not an official preparation requirement. Adjust the allocation when evidence from your practice shows a weakness.

On a timed set, four hours divided by 125 gives about 1.92 minutes per item as a rough pacing benchmark. Some definitions take seconds; a financing or depreciation case takes longer. Avoid spending all remaining time on one calculation. Use the examination interface's permitted review features and make sure every answer is submitted according to provider instructions.

Use these sources to distinguish an examination rule from a state application rule. Later lessons separately identify USPAP obligations and lender-specific requirements. A lender's form, eligibility policy, or data convention is not automatically a rule for every appraisal assignment.
