[!NOTE] The single most common professional failure is treating where the complaint was made rather than where the pest lives. A disciplined, directional inspection is the cure, and it is what separates a technician from an applicator.


Tools Before Technique

A structural inspection cannot be done with a flashlight alone. Carry:

  • A bright focused torch and a mirror on a telescoping handle for behind and beneath equipment.
  • A moisture meter — moisture is the master variable for carpenter ants, wood decay fungi, silverfish, sowbugs, springtails and drain flies.
  • A screwdriver or awl for probing suspect wood; sound wood resists, decayed wood yields.
  • Coin or gap gauges to measure openings objectively against the 6 mm and 13 mm rules.
  • Collection vials and a hand lens so identification is not done from memory.
  • A camera — a dated photograph of a gap under a service door persuades a building manager far better than a sentence does.

The Directional Sweep

Work the same order every time so that fatigue and distraction cannot make you skip a zone.

Zone 1 — Site and exterior grounds. Vegetation touching the wall, mulch depth against the foundation, standing water, downspout discharge, waste storage location and container condition, pallet and material storage against the building, bird nesting and roosting evidence, rodent burrows and runways.

Zone 2 — The building envelope. Foundation cracks, weep holes, air conditioner line penetrations, gas and electrical entries, dryer and bathroom vents, soffit and fascia gaps, roof-line junctions, window and door frames, overhead and personnel door thresholds, loading dock levellers and seals.

Zone 3 — Entry and receiving. Where goods come in is where pests come in. Inspect incoming pallets, cardboard, produce and dry goods; look at how long material sits on the dock and whether it is stored on the floor.

Zone 4 — Interior harbourage. Beneath and behind cooking equipment, motor housings and compressor compartments (warm, dark, undisturbed — the German cockroach's ideal), false ceilings, wall voids, elevator pits, utility chases, cable and pipe runs, storage rooms, staff lockers, cardboard accumulations.

Zone 5 — Moisture and mechanical. Leaking taps and traps, condensate lines, floor drains and their biofilm, sump pits, dishwasher and ice machine drains, crawlspaces, roof leaks, humidity in basements. Follow water and you will find pests.

[!TIP] Inspect during the pest's active period where possible. A German cockroach inspection at 10 a.m. tells you far less than the same inspection thirty minutes after lights-out, and rodent runways are easiest to interpret with a torch held at a low, raking angle to the floor.


Sanitation: Removing What Sustains the Population

Sanitation is not tidiness. It is the systematic removal of food, water and harbourage.

The rule of storage — everything up off the floor, out from the wall, rotated and inspectable — solves more warehouse pest problems than any product.


Exclusion: Materials and Tolerances

Exclusion is permanent control. It is also the part of the job most often done badly.

Gap tolerances. A house mouse can pass an opening of roughly 6 mm (about the diameter of a pencil); a rat needs roughly 13 mm. Young rodents pass smaller gaps than adults. Measure — the eye consistently underestimates a gap seen from standing height.

Materials that hold:

  • Copper mesh or stainless steel wool packed into voids, then sealed
  • Sheet metal or aluminium flashing over chewed timber edges
  • Hardware cloth (galvanised mesh) over vents and weep openings, sized to exclude the target
  • Mortar, concrete patch or masonry cement for foundation defects
  • Brush or rubber door sweeps set with no visible daylight at the threshold, plus astragals on double doors

Materials that fail:

  • Expanding polyurethane foam used alone. Rodents chew straight through it. Foam is a sealant over a rodent-proof core, never the core.
  • Ordinary steel wool. It rusts and disintegrates; copper or stainless equivalents do not.
  • Duct tape, plastic sheet, wood filler and caulk alone in any rodent-pressure location.

Sequence matters. Never seal a structure before you know the pest is out. Excluding rodents into a wall void produces a decomposition and blow fly complaint a week later; excluding bats during the maternity period traps flightless young inside.


Turning Findings Into a Corrective Action List

An inspection that ends in your notebook has achieved nothing. Give the client a written list, and make it actionable:

  1. What the defect is, in plain language.
  2. Where it is, precisely enough for a maintenance worker to find it.
  3. Why it matters — which pest it admits or sustains.
  4. Who owns the fix — you, the client's maintenance staff, or a trade.
  5. By when, with the correction verified at the next visit.

Items you cannot lawfully or practically perform yourself — replacing decayed sill plate, re-grading soil away from a foundation, repairing a roof — still belong on the list. Documenting them protects the client, makes the programme work, and protects you if the infestation recurs because the correction was never made.
