Door Clearances, Approaches & Operating Hardware (ADA Section 404)

Accessible doorways must accommodate forward and parallel wheelchair approaches while requiring minimal physical effort to operate.

Clear Opening Width

Doorways must provide a clear opening width of not less than 32 inches, measured between the face of the door leaf open 90 degrees and the opposing frame stop. In architectural practice, specifying a standard 36-inch door leaf is required to account for door leaf thickness (typically 1-3/4 inches) and hardware projection.

Swinging Door Maneuvering Clearances

Clear floor space requirements vary depending on door approach geometry and hinge location:

Operating Force and Hardware Mechanics

• Interior Opening Force: Interior hinged doors (non-fire-rated) must operate with a maximum force of 5 pounds-force (lbf). Fire-rated doors must meet the minimum force necessary to ensure reliable positive latching per NFPA 80.
• Operable Hardware: Hardware must be operable with one hand without tight grasping, pinching, or twisting of the wrist (lever handles, U-shaped pulls, push pads). Traditional spherical knobs are strictly non-compliant.
• Mounting Height: Operable hardware must be mounted between 34 and 48 inches AFF.
• Closer Sweep Period: Door closers must be adjusted so that the door takes at least 5 seconds to sweep from an open position of 90 degrees to an open position of 12 degrees.

Accessible single-user toilet rooms and multi-user stalls require precise spatial coordination among plumbing fixtures, grab bars, and maneuvering clearances.

1. Turning Space

A single-user toilet room must contain an unobstructed turning space: either a 60-inch diameter circle or a T-shaped space within a 60-inch square with 36-inch minimum arms. Doors may swing into the turning space provided clear floor space outside the swing is maintained.

2. Water Closet Positioning & Clear Floor Space

• Centerline Distance: The centerline of the water closet must be positioned between 16 inches and 18 inches from the adjacent side wall (17 to 19 inches in ambulatory accessible compartments).
• Clear Floor Area: The clearance around the water closet must be not less than 60 inches wide (measured perpendicular from the side wall) by 56 inches deep (measured perpendicular from the rear wall). Under the 2010 ADA Standards, this 60 in × 56 in footprint applies equally to wall-hung and floor-mounted water closets.
• Seat Height: Top of the toilet seat must be mounted 17 to 19 inches AFF.
• Flush Control: Flush valves must be mounted on the wide (open) side of the toilet, operable with $\le 5$ lbf at a height $\le 48$ inches AFF.

3. Grab Bar Detailing (ADA Section 609)

• Side Wall Grab Bar: Minimum 42 inches long, mounted maximum 12 inches from the rear wall and extending minimum 54 inches from the rear wall.
• Rear Wall Grab Bar: Minimum 36 inches long, extending minimum 12 inches from the toilet centerline toward the side wall, and minimum 24 inches on the open transfer side.
• Mounting Height: Grab bars must be installed horizontally with the top of gripping surfaces mounted 33 to 36 inches AFF.
• Structural Strength: Grab bars and wall blocking must support a concentrated design load of at least 250 pounds-force (lbf) in any direction.

4. Lavatory & Sink Clearances (ADA Section 606)

• Rim Height: Maximum 34 inches AFF to the top of the counter or sink rim.
• Knee Clearance: Minimum 27 inches vertical height at a horizontal depth of 8 inches back from the front lip, tapering to 9 inches height at 11 inches depth.
• Toe Clearance: Minimum 9 inches vertical height extending from 8 inches to between 17 and 25 inches depth from the front lip.
• Plumbing Thermal Protection: Water supply lines and P-trap drain lines beneath accessible lavatories must be insulated or enclosed by protective shrouds to protect wheelchair users against painful conductive contact burns.
• Faucets: Lever-operated, push-activated, or sensor-operated; operable with $\le 5$ lbf without tight grasping or wrist twisting.
