Three Methods of Legal Description

A legal description identifies a parcel precisely enough that a surveyor can locate its exact boundaries. A mailing address is never a legal description. Three accepted methods appear on the exam:

  1. Metes and Bounds — The oldest method. It describes the boundary by distances (metes) and directions/angles (bounds), tracing the perimeter from a fixed point of beginning (POB) around the parcel and back to that same POB. If the description does not return to the POB (does not "close"), it is defective. Uses monuments (natural or artificial markers) and compass bearings such as N 30° E.

Problem 2: A buyer pays $7,500 per acre for the "N 1/2 of the SW 1/4" of a section. What is the total price?

  • N 1/2 of SW 1/4 = 1/2 × 1/4 = 1/8 of a section.
  • 640 ÷ 8 = 80 acres.
  • 80 acres × $7,500 = $600,000.

Problem 3: A rectangular lot is 220 ft × 198 ft. How many acres? 220 × 198 = 43,560 sq ft ÷ 43,560 = exactly 1 acre. Memorizing that 43,560 sq ft = 1 acre lets you size lots instantly.

Surveys, Datum, and Vertical Measurement
