Coverage Map: How This Guide Mirrors the Nebraska Salesperson Exam

Key Takeaways

  • The Nebraska salesperson exam has two independently graded portions: National (80 scored questions) and State (50 scored questions), each requiring 75% to pass.
  • Passing means at least 60 of 80 correct on the National portion and 38 of 50 correct on the Nebraska State portion; failing either fails the whole exam.
  • The National blueprint has eight content areas (11+9+11+16+10+9+7+7 items); Contracts and Agency (16) is the single heaviest cluster.
  • The Nebraska State blueprint has five areas; Agency (17-18 items) and Statutory Requirements (15 items) together are over 60% of state questions.
  • Study the National conceptual chapters first, then the Nebraska State chapters, and target 85% on practice sets per area for margin above the 75% line.

How to Use This Coverage Map

This page is your orientation and navigation tool, not a content lesson. It exists so you never wonder whether the guide covers a tested topic: every numbered area on the Pearson VUE blueprint is mapped to the exact chapter that teaches it. Read this page first, then return to it after each study block to check your progress area by area.

The Nebraska salesperson examination is delivered by Pearson VUE and contains 130 scored questions plus 5-10 unscored pretest items, with a four-hour total time limit. The two portions are scored separately and you must clear both:

PortionScored questionsPassing scoreQuestions you must get rightTime
National/General8075%60 of 80150 minutes
Nebraska State5075%38 of 5090 minutes

Because the portions grade independently, a 90% National score will not rescue a 70% State score. Plan to be strong on both. Pretest items look identical to scored items, so answer every question.

National Portion Blueprint to Chapter Map

The 80 National items are distributed across eight content areas with the exact item counts published in the Pearson VUE National/General Content Outline for Salespersons (effective April 1, 2025). Each maps to one National chapter in this guide:

#National blueprint areaItemsGuide chapter
IReal Property Characteristics, Legal Descriptions & Property Use11Ch. 1 (nat-1)
IIForms of Ownership, Transfer & Recording of Title9Ch. 2 (nat-2)
IIIProperty Value & Appraisal11Ch. 3 (nat-3)
IVReal Estate Contracts & Agency16Ch. 4 (nat-4)
VReal Estate Practice (Brokerage, Fair Housing, Risk)10Ch. 5 (nat-5)
VIProperty Disclosures & Environmental Issues9Ch. 6 (nat-6)
VIIFinancing & Settlement7Ch. 7 (nat-7)
VIIIReal Estate Math Calculations7Ch. 8 (nat-8)

Total: 80 items. Note the weighting: Contracts & Agency (IV) at 16 items is the largest single area, followed by Real Property (I) and Value/Appraisal (III) at 11 each. If you have limited time, those three areas alone cover 38 of 80 National questions. Math (VIII) is only 7 items but is high-yield because the calculations are predictable and fully learnable.

Nebraska State Portion Blueprint to Chapter Map

The 50 State items follow the Nebraska Real Estate Salesperson Licensing Examination Content Outline (effective September 1, 2023). They test the Nebraska License Act (Neb. Rev. Stat. 81-885 et seq.), NREC rules, and Nebraska agency law, mapped to this guide's four Nebraska chapters:

#Nebraska State blueprint areaItemsGuide chapter
IDuties & Powers of the Real Estate Commission5Ch. 10 (NREC & Licensing)
IILicensing7-8Ch. 10 (NREC & Licensing)
IIIStatutory Requirements Governing Licensee Activities15Ch. 13 (Trust Accounts & Violations) + Ch. 10/12
IVAgency17-18Ch. 11 (Agency & Disclosure)
VAdditional Topics (subdivided land, NE Fair Housing, equitable interest)5Ch. 12 (Contracts & Disclosures)

Total: 50 items. The decisive insight: Agency (IV, 17-18 items) plus Statutory Requirements (III, 15 items) are roughly 64% of the entire State portion. Trust-account handling, the funds-of-others 72-hour rule, broker supervision, commissions, advertising, and unauthorized practice of law all live in area III. Master Chapters 11 and 13 cold; they are where state exams are won or lost.

Recommended Study Sequence

Work National concepts first, because Nebraska law assumes you already understand universal terms such as fixtures, fiduciary duty, and the statute of frauds. Then layer the Nebraska-specific rules on top.

  1. Pass 1 - National foundations (Chapters 1-3): property characteristics, legal descriptions, estates and title, value and appraisal. These 31 items are mostly vocabulary and definitions; bank quick wins here.
  2. Pass 2 - National transactions (Chapters 4-6): contracts, agency, brokerage practice, fair housing, disclosures. This is the largest concept load (35 items) and overlaps heavily with the Nebraska Agency chapter.
  3. Pass 3 - National finance and math (Chapters 7-8): RESPA/TILA/TRID, settlement, and the seven math items. Drill prorations and commission splits with worked numbers.
  4. Pass 4 - Nebraska law (Chapters 10-13): NREC structure, the 96-hour 2026 education rule, agency disclosure timing, the 72-hour trust-deposit rule, and discipline. Highest state density is here.
  5. Pass 5 - Mixed review: alternate National and State practice sets until you consistently score 85%+ in each blueprint area, comfortably above the 75% bar.

After each pass, return to the two mapping tables above and mark areas green (85%+), yellow (75-84%), or red (below 75%). Re-study red areas before moving on. This map is the scoreboard; the chapters are the playbook.
