About the IPI/BIV Competentietest Exam
The IPI/BIV test de compétence / competentietest is the mandatory written diagnostic every diploma-route candidate sits after the Executive Chamber accepts the trainee dossier and before inscription on the liste des stagiaires. Official format is 30 multiple-choice items in 1 hour (three choices; no negative marking). It is not an entrance exam: IPI/BIV states nobody is barred from the trainee list by the score. Themes cover deontology and the broker and syndic columns; a separate test is required for each column. Official delivery is Dutch or French. This English four-option bank is a study adaptation of those official themes — not an official translation or a simulation of the IPI/BIV account sitting.
Assessment
Mandatory but non-eliminating written diagnostic before inscription on the IPI/BIV trainee list. Official languages are Dutch and French (linguistic role). IPI/BIV publishes two theme lists: broker/régisseur (deontology, letting, sale, tax, financing/insurance, architecture/expertise, property management) and syndic/régisseur (deontology, administrative, architectural/technical, financial, insurance/claims, property management). The same themes return on the later written aptitude test. This English four-option bank is a study adaptation — not an official translation, not a three-choice simulation, and not a substitute for the Dutch or French sitting.

IPI/BIV Competentietest Study Tips from Top Performers
Frequently Asked Questions
What is the IPI/BIV competence test?
It is the written test de compétence / competentietest that diploma-route candidates sit after the Executive Chamber accepts the trainee dossier. IPI/BIV describes it as mandatory but non-eliminating: the score maps knowledge gaps and does not bar inscription on the trainee list.
How many questions and how long is the official test?
IPI and BIV both publish 30 multiple-choice items in 1 hour, with three answer choices and no negative marking. This page's 100 four-option English items are a study bank, not that official paper.
Is there a pass mark?
No published pass/fail cut-score. IPI/BIV states nobody is excluded from the liste des stagiaires on the basis of the competence-test result. The later practical aptitude test is the real licensing exam (60% on written and oral).
Do I sit one test or two?
If you apply for both columns (broker/courtier/bemiddelaar and syndic), you sit a separate competence test for each column. IPI notes a broker candidate may still see syndic items and vice versa.
What languages is the official test in?
Dutch and French, according to the linguistic role of the professional establishment (Brussels postcodes may choose). IPI/BIV has not published an official English sitting. This bank is an English-language MCQ study adaptation, not an official translation.
What does the 2026 application cost?
EUR 125 dossier fees, credited to the first cotisation and not refunded if the application is refused. 2026 physical-person cotisation is EUR 945 for titulaires and current stagiaires; new stagiaires pay EUR 895 (H1) or EUR 447.50 (H2). No separate competence-test sitting fee is published.
What diploma do I need?
A higher-education diploma at EQF level 6 (bachelor), an equivalent jury certificate, or a chef d'entreprise diploma for the real-estate agent profession. You also need a maître de stage, independent-status attestation, and a criminal-record extract less than three months old.
How does this differ from the aptitude test?
The competence test is a 30-item diagnostic before the stage. The practical aptitude test (test d'aptitude pratique / praktische bekwaamheidstest) is the end-of-stage licensing exam: 60 written MCQs in 2 hours (60% to reach the oral) plus an oral before the Executive Chamber (also 60%).
