Key Facts

  • Mississippi requires 60 hours of MREC-approved pre-licensing education before a salesperson candidate may sit the licensing exam (Mississippi Real Estate Commission).
  • The Mississippi salesperson exam contains 120 questions, divided into an 80-question national portion and a 40-question state portion administered by PSI.
  • Passing the Mississippi exam requires 70 percent (56 of 80) on the national portion and 75 percent (30 of 40) on the state portion.
  • PSI Services LLC administers the Mississippi real estate exam for MREC, charging a $75 fee that covers both the national and state portions.
  • After MREC approval, Mississippi candidates have a two-month eligibility window to pass both portions before registration expires and they must reapply.
  • The Mississippi state portion allows only two attempts; failing it twice forces a three-month wait before a candidate may reapply to MREC.
  • Mississippi issues a temporary license first; completing a 30-hour post-license course within 12 months converts it to a permanent license.
  • The Mississippi salesperson license fee decreased from $120 to $100 per period effective July 1, 2024 (Mississippi Real Estate Commission).
  • Mississippi continuing education requires 16 hours every two years, including 8 mandatory hours covering license law, contract law, and agency law.
  • Mississippi exempts new licensees from continuing education for their first permanent renewal because the 30-hour post-license course satisfies it.

Mississippi Temporary License vs Permanent License (Key Quirk)

Mississippi is one of the states that does not hand you a permanent license the moment you pass. This catches many new agents off guard, so understand it before you start.

When you pass both exam portions and associate with a sponsoring broker, MREC issues you a temporary (provisional) license. You can work and earn commission immediately, but the temporary license is conditional.

To convert your temporary license to a permanent license, you must complete a 30-hour MREC-approved post-license course within 12 months of the date your temporary license was issued. If you miss that deadline, MREC automatically places your temporary license on inactive status - you cannot legally practice until you complete the course.

StageWhat Happens
Pass exam + find brokerMREC issues a temporary (provisional) license
Within 12 monthsComplete the 30-hour post-license course
Course completedMREC issues your permanent license
Deadline missedTemporary license goes inactive until course is done

Bonus relief: licensees who complete the post-license course and receive a permanent license are exempt from the 16-hour continuing education requirement for that first permanent-license renewal - the post-license course covers it.

Mississippi Exam Format

The Mississippi real estate exam consists of two separate portions that must be passed independently.

You can retake the national portion an unlimited number of times in that window, but the state portion is limited to 2 attempts. If you fail the state portion twice, you must wait 3 months and reapply to MREC. PSI cannot rebook you the same day you test. Registration fees expire one year after you register.
