1.2 Wyoming License Requirements

Wyoming sets specific age, education, examination, and character requirements before WREC will issue a salesperson license. The exam tests these logistics directly, so memorize the numbers and the order of the steps.

Salesperson License Requirements

1. Age and Legal Requirements

• Be at least 18 years of age by the date you sit for the examination.
• Be a U.S. citizen or a lawfully admitted alien.
• Demonstrate good moral character (honesty, trustworthiness, integrity).

Wyoming does not require a high school diploma or GED for licensure, although completing one is recommended. A felony or fraud-related conviction does not automatically bar an applicant, but it triggers WREC review of suitability.

2. Pre-License Education (54 hours)

Complete 54 hours of WREC-approved pre-license education. The Commission organizes the requirement around three courses; providers may distribute the 54 hours across them differently, but the 54-hour total is the binding requirement:

3. The Licensing Examination

Wyoming's licensing exam is administered by Pearson VUE and is split into a national portion and a state portion. You must pass both portions; passing one does not waive the other, though most candidates may sit them separately.

Exam Tip: The passing standard is 75% on each portion separately. A strong national score cannot rescue a failing state score, and vice versa.

4. Background Check

Every applicant submits to a fingerprint-based criminal background check (state and FBI). WREC reviews the results for suitability. Convictions involving fraud, dishonesty, or real-estate-related crimes, and recent serious criminal activity, weigh most heavily against an applicant.

Broker License Requirements

To upgrade to a Wyoming broker license you must add experience and education on top of the salesperson requirements.

Experience Requirement

A broker applicant must have two years of active experience as a licensed real estate salesperson within the preceding several years. Some real estate degree coursework may substitute for part of the experience, subject to WREC approval.

Education Requirement (62 hours total)

The 8-hour Broker Management course is the distinguishing requirement; it covers supervising affiliated licensees, trust-account oversight, and brokerage operations. It is also a prerequisite for becoming a responsible broker (the broker who supervises a firm).

The broker exam mirrors the salesperson structure — a national portion and a state portion, each requiring a 75 scaled score to pass — but the questions probe brokerage management, supervision, and trust-account administration more deeply.

Typical Fees

Note: Exam and license fees change periodically. On the exam, focus on the structure (who pays, when, and that fees are per portion) rather than memorizing exact dollar amounts that drift year to year.

Application Process (Step Order Matters)

1. Complete the 54 hours of pre-license education at a WREC-approved school.
2. Submit the application through the WREC online licensing portal and pay the application fee.
3. Submit fingerprints for the criminal background check.
4. Receive examination eligibility from WREC.
5. Schedule and pass the exam at Pearson VUE (75 on each portion).
6. Find a responsible broker — a salesperson license is inactive until affiliated with a broker.
7. Activate the license through the responsible broker.

Trap: A common exam distractor is letting a newly passed candidate "practice" before affiliating with a broker. A salesperson license is inactive — and the holder may not perform licensed activity — until a responsible broker activates it.

An associate broker has earned the broker credential but chooses to work under a responsible broker rather than run a firm. A responsible broker is the one legally accountable for the brokerage, its trust account, and its affiliated licensees.

Exam Tip: Passing the exam does not, by itself, let you operate. A salesperson must affiliate with a responsible broker, and only a responsible broker may hold the trust account and supervise others. Watch for distractors that let a salesperson "open their own office" — that requires the broker tier plus the Brokerage Management course.
