About the Montana Real Estate Exam

The Montana real estate salesperson examination is administered for the Montana Board of Realty Regulation (BRR), a board housed inside the Montana Department of Labor and Industry (DLI). As of recent vendor changes, the exam is delivered through Pearson VUE (Montana previously used PSI). The test is split into a national portion that covers concepts common to all states and a state portion that covers Montana statutes and Board rules.

You are scored separately on each portion. Knowing roughly two-thirds national, one-third state lets you budget study time: most candidates already know national material from their 70-hour course, so the state portion — which this guide targets — is where points are won or lost.

Exam Structure at a Glance

Total scored questions: 113. Both portions together run roughly four hours including check-in. Pretest questions are unscored items the vendor embeds to validate future questions; you cannot tell which they are, so answer every question.

Important: You must pass both portions. If you pass one and fail the other, you generally retake only the failed portion, and your passing portion stays valid while your exam eligibility (typically 12 months) remains open. Do not assume a single combined score — Montana grades the two portions independently.

Montana Board of Realty Regulation (BRR)

The Board of Realty Regulation licenses and disciplines real estate salespersons, brokers, and property managers in Montana. Its core jobs are:

• Licensing salespersons, brokers, and property managers
• Approving pre-license schools, courses, and continuing-education providers
• Investigating complaints and auditing broker trust accounts
• Enforcing the Montana Real Estate License Act (Montana Code Annotated Title 37, Chapter 51) and the Administrative Rules of Montana (ARM Title 24, Chapter 210)
• Overseeing the mandatory Errors & Omissions (E&O) insurance program

The Board sits administratively under the Department of Labor and Industry, which provides staff and processes applications through an online portal. Distinguish the two layers of Montana law you will be tested on: the statute (MCA) passed by the Legislature, and the administrative rules (ARM) the Board adopts to implement the statute. Exam questions cite both.

Pre-License Education: 70 Hours

Montana requires 70 hours of Board-approved pre-license education, completed within the 24 months immediately before you submit your license application.

The curriculum spans real estate principles, contracts, agency, financing, valuation, fair housing, land descriptions, and the key steps of a Montana transaction — listings, purchase contracts, inspections and due diligence, financing, and closing. Note: 70 hours is the salesperson figure. Brokers complete additional broker-level education. Do not confuse the two on the exam.

The Licensing Path Step by Step

1. Meet the basics — be at least 18 years old and have completed at least two years of high school (tenth-grade education) or its equivalent (GED). Montana does not require a diploma.
2. Complete 70 hours of pre-license education and pass the course final, within the 24-month window.
3. Pass the Pearson VUE exam — both the national and state portions at 70% each.
4. Obtain E&O insurance — required before your license can be activated; most licensees use the Board's group program through Rice Insurance Services Center (RISC).
5. Affiliate with a supervising broker — a salesperson's license can only be active while affiliated with a broker who holds a supervising broker endorsement.
6. Submit the application through the DLI portal and pay the licensing fee ($80).
7. After licensure, complete the 12-hour New License (Rookie) course within 120 days — this is a post-license requirement many candidates miss.

Exam trap: Montana does have a mandatory post-license course (the 12-hour New License course within 120 days). Older study materials that say Montana has no post-license requirement are out of date.

Continuing Education and Renewal

Montana licenses run on an annual cycle. The license year is November 1 through October 31, with the renewal window opening September 1. Each active licensee must complete 12 hours of Board-approved continuing education (CE) each license year, and must maintain E&O insurance continuously.

Montana's annual CE differs from the biennial cycle many states use, so calendar a yearly deadline. The 12-hour Rookie course in your first 120 days is separate from — and in addition to — your first year's CE obligation.
