As-Built Certification: Verifying Constructed Reality

As-Built certification takes place immediately upon completion of construction, prior to full building occupancy. It validates that the building has been constructed in accordance with the certified design specifications or that any field modifications still comply with EDGE baseline efficiency thresholds.

How EDGE actually structures it

  1. Certification is per unit, assessed per unit type. In residential projects each individual unit receives an EDGE Certificate rather than the overall building, and where multiple unit types are present each unit type in the project is assessed separately.
  2. Grouping is governed by the 10% rule. Under EDGE v2 a separate subproject is created for each unique dwelling unit type — a one-bedroom, a two-bedroom and a three-bedroom unit each get their own — and the 10% rule governs which units may be grouped and modelled as a single unit type.
  3. EDGE v3 allows a single subproject. All units may instead be modelled under one v3 subproject, in which case the certificate shows a range of savings across the unit types. GBCI highly encourages this to save time for both the project team and the Auditor, at the cost of unit-type-specific precision.
  4. The audit follows the model. The Auditor verifies that the constructed building includes the measures claimed, against the unit types as modelled, under the certifier’s published certification protocol.

Exam trap: third-party study material sometimes states a "sample size = √N, minimum 5 units" rule for EDGE site audits. EDGE publishes no such formula. If a question offers a specific statistical sampling equation as EDGE policy, it is testing whether you know that unit types — not sampling maths — are the mechanism.

What is genuinely required of the Auditor

The Auditor must be independent of the developer, owner and project team, does not influence design or make recommendations, and is prohibited from providing design or consulting services for the project audited. It follows directly that the developer, contractor or EDGE Expert cannot direct which units the Auditor inspects. Attempting to steer the audit is an independence breach regardless of any sampling arithmetic. The developer, contractor, or EDGE Expert is likewise forbidden from pre-selecting audited units. 4. Failure & Escalation Protocol: If a selected sample unit fails verification (e.g., non-compliant showerheads are installed), the sample size is immediately doubled, and the auditor expands the inspection to determine whether the defect is systemic.


Non-Conformity Management & Model Reconciliation

During construction, supply chain disruptions or budget modifications often force equipment substitutions. If installed measures differ from the preliminary design submittal:

  1. Model Updating: The EDGE Expert updates the EDGE App project model to reflect exact as-built parameters (e.g., entering the COP of the substitute chiller).
