14.1 Registration, Certification Fees & Means of Payment

Exam Focus: Sub-topic 6.4 "Fees and means of payment" is explicitly listed in Domain 6.0 (15%). Fee questions test structure and sequencing far more often than exact figures, but the headline numbers are worth knowing.


Registration

Registration is a flat $349 for any number of buildings located at a single project site, as long as they are all registered at the same time. The registration fee is due immediately in order to register a project.

The planning consequence, already flagged in Section 10.3, is worth repeating because it costs real money: a developer who registers four buildings on four separate dates loses the single-fee benefit. Establish the full building list before registering.

Registration does not expire. (Legacy note: projects registered under EDGE Version 2 were required to achieve certification by December 2025.)

Registration also now carries a benefit worth quoting to clients: GBCI offers free online on-demand EDGE training in English for up to two project team members for each registered EDGE project.


Certification Fees

Certification fees are calculated on floor area excluding parking, and the same band structure applies to residential and commercial certification:

Note how the minimum interacts with the rate. At $0.29/m² the $2,900 minimum binds up to exactly 10,000 m²; below that area every project pays the same $2,900. A 4,000 m² project and a 9,000 m² project therefore cost the same to certify, which materially changes the cost-per-square-metre argument for small buildings.

Two procedural points: additional buildings must be submitted for review at the same time as the first, and the GBCI Zero Carbon review — estimated at 10–15 business days — will not begin until the Zero Carbon certification fee payment has cleared. Custom pricing applies to residential projects or projects with more than five buildings.


Country-Specific Schedules

As covered in Section 11.3, fee schedules are not globally uniform. GBCI publishes a separate structure for projects in India, denominated in rupees, with a flat ₹23,000 registration fee and certification banded across the design phase and construction phase separately, plus its own multi-building rules. Always quote from the schedule applicable to the project's country.


When Payment Falls Due, and What It Gates

The sequencing rules are the most examinable part of this topic because they control the programme:

  1. Registration fee: immediately, and the project is not registered until it is paid.
  2. Certification fee: before review begins. GBCI states that your review commences once payment has cleared, and that fee payments must clear for each stage before GBCI will conduct a review.
  3. Projects pursuing Preliminary Certification may split the certification fee into two payments — the first due before Preliminary Certification, the second before Final EDGE Certification.
  4. Already-constructed projects that skip Preliminary Certification pay the total certification fee in a single payment.
  5. For multiple residential buildings at the same site, the full certification fee based on total floor area is due before the project submits for Preliminary Certification.

Means of Payment and Standing Terms
