1A loose electrical cable crosses the route from an agency's reception desk to its meeting room. Which statement correctly distinguishes the hazard from the risk?
A.The cable is the hazard; the possibility of a person tripping and being injured is the risk
B.The cable is the risk; the resulting injury is the hazard
C.Both terms describe only injuries that have already occurred
D.The hazard is the number of visitors; the risk is the office's insurance premium
Explanation: A hazard is a source with the potential to cause harm. Risk concerns the possibility of harm arising from that source, so identifying the cable should lead to preventive action before an accident occurs.
2An agency moves into an office with a different layout, a narrow stairway and new electrical equipment. Its previous risk assessment has not reached its scheduled renewal date. What should management do?
A.Keep the previous assessment until its scheduled renewal because the business activity is unchanged
B.Review the new premises and update the assessment for the changed hazards before relying on the old controls
C.Update only the agency's postal address on the previous assessment
D.Wait for an accident to establish whether the new layout presents a risk
Explanation: Changes in premises, equipment and work arrangements can change exposure to hazards. A scheduled review date does not justify relying on controls designed for a different workplace.
3A visitor is injured during a viewing. The consultant has checked that the immediate area is safe and has no first-aid qualification. Which response best respects the consultant's role?
A.Give the visitor a medicine from the office first-aid kit
B.Move the visitor into a car immediately, regardless of the injury
C.Contact emergency assistance and a trained first-aider, giving the location and observed circumstances
D.Ask the visitor to sign a liability waiver before calling for assistance
Explanation: The consultant should activate the emergency procedure and obtain competent assistance. Giving accurate location and incident information helps responders, while treatment beyond the consultant's competence can cause additional harm.
4What is the minimum routine frequency of workplace emergency drills under Turkey's Regulation on Emergency Situations in Workplaces?
A.Once every six months
B.At least once a year
C.Once every two years
D.Only when the emergency plan is first prepared
Explanation: The workplace emergency framework requires a drill at least annually. Management should document the exercise and use the findings to correct weaknesses in the emergency arrangements.
5A consultant will visit an active construction site where the site induction identifies falling-object and foot-puncture hazards. Which equipment directly addresses those hazards?
A.A reflective vest and ordinary trainers
B.Hearing protection and a dust mask
C.Safety glasses and office shoes
D.A suitable safety helmet and protective safety footwear
Explanation: A helmet addresses falling-object exposure, and suitable protective footwear addresses foot impact and puncture hazards. The visitor must also follow the site's access rules and any additional controls identified in its risk assessment.
6An unfinished apartment has an open balcony with no guardrail. A buyer wants to inspect the view. What should the consultant do before proceeding with the viewing?
A.Explain the danger and allow access after obtaining verbal consent
B.Keep everyone away from the unprotected edge and arrange for the hazard to be made safe
C.Permit access provided the buyer stays close to the consultant
D.Place a warning notice at the entrance and treat that as sufficient protection
Explanation: An unprotected edge presents a serious fall hazard. Access must be restricted; a warning or a client's acceptance does not substitute for an effective physical safety control.
7A consultant is asked to enter a long-vacant basement where gas accumulation is suspected. There is no competent assessment confirming safe entry. What is the best response?
A.Enter with a colleague because two people provide adequate protection
B.Open a door and rely on the absence of an odor as proof of safety
C.Remain outside, prevent access and arrange assessment by competent personnel
D.Enter briefly with a household dust mask and a torch
Explanation: Suspected atmospheric hazards require competent assessment and appropriate controls before entry. Smell, a companion or a dust mask cannot establish that the atmosphere is safe.
8A property's electrical board has exposed conductors and scorch marks. Which action is appropriate for a consultant without electrical qualifications?
A.Keep clients away, avoid operating the board and report it for competent electrical assessment
B.Reset the breaker once to determine whether the defect is still present
C.Close the board cover and continue without reporting the condition
D.Ask the owner to confirm verbally that the board has always worked
Explanation: Exposed conductors and scorching are warning signs requiring access control and competent investigation. A consultant should recognize and report the hazard rather than test or repair the electrical installation.
9During active earthquake shaking in an office, which response reflects AFAD's Çök, Kapan, Tutun guidance?
A.Start descending the stairway while holding its handrail
B.Stand beside the exterior window to monitor the street
C.Use the elevator before the electricity supply stops
D.Drop, protect the head and neck under sturdy furniture where possible, and hold on until shaking stops
Explanation: Çök, Kapan, Tutun means Drop, Cover and Hold On. AFAD advises protecting the head and neck and avoiding windows, stairs and elevators during shaking.
10A consultant reports wrist discomfort and glare while using property portals for long periods. Which combined adjustment best addresses the work-related causes?
A.Increase screen brightness and leave the keyboard position unchanged
B.Reduce screen glare, adjust the workstation for a neutral posture and arrange regular changes of activity
C.Replace the chair but extend uninterrupted screen sessions
D.Move the monitor farther away while keeping small text and unsupported wrists
Explanation: Workstation layout, glare and prolonged static work should be assessed together. Adjustments should support comfortable viewing and neutral positioning, with breaks or changes of activity rather than uninterrupted exposure.

Frequently Asked Questions

Is this a separate Ministry of Trade GİE or business-authorization examination?

The verified assessed qualification is Sorumlu Emlak Danışmanı (Seviye 5), MYK 17UY0333-5. The Ministry of Trade's Taşınmaz Ticareti Yetki Belgesi is a separate authorization for a business, subject to its regulatory conditions and exemptions. An MYK certificate alone does not authorize the business to operate.

What are the official assessment format and pass requirements?

A1, A2 and A3 each have at least 20 four-option theory questions, with 1.5 minutes per question and a 70% pass threshold in each unit. A2 and A3 also have scenario-based performance assessments requiring at least 70% overall and success on every critical step. Assessors may ask questions or request explanations; performance duration depends on the tasks.

Is this an official English exam paper or a replacement for practical preparation?

No. This is independent English-language MCQ study practice. Turkish is confirmed for the official assessment; MYK also provides for sworn-interpreter support for candidates who do not know Turkish. Arrange any language support with the certification body. This bank is not an official translation, language-environment simulation or substitute for performance and oral-response practice.

Must I complete a course or internship before sitting the MYK examination?

The national qualification lists no specific examination-entry condition. Follow the chosen certification body's application requirements. Do not confuse exam entry with the separate business-authorization education, training, experience, registration and background conditions, which have their own exemptions.

What are the fees?

The TOBB MEYBEM tariff dated 10 August 2026 lists TRY 14,250 including VAT for the Level 5 examination and TRY 1,500 certificate expense for successful candidates, totaling TRY 15,750. This is a provider-specific example, so check the selected body's current tariff and any additional language-support arrangements.

Who pays the brokerage fee in a sale or rental?

The trade regulation limits the aggregate sale fee to 4% of the price and the aggregate rental fee to one month's rent, excluding VAT. The agreed fee is shared equally between the relevant parties unless the brokerage agreement provides otherwise. The maximum is a ceiling, not a compulsory charge, and a tenant is not automatically liable for the entire rental fee.

Why is the bank divided equally between the three units?

The national qualification sets the same minimum theory count for each unit without publishing a fixed percentage blueprint. The practice bank therefore uses an editorial allocation of 20 questions per unit. It teaches selected knowledge and decisions rather than reproducing every official performance task.
