Frequently Asked Questions
Is the MahaRERA Agent Exam mandatory?
Yes, as per MahaRERA directives, it is mandatory for all real estate agents operating in Maharashtra to undergo training and clear the competency exam to obtain the Certificate of Competency. This applies to individual agents as well as designated partners, directors, or authorized signatories of real estate brokerage firms.
What is the passing mark and format of the MahaRERA Agent Exam?
The exam is conducted online and is multiple-choice (MCQ). It consists of 50 questions, each carrying 2 marks, for a total of 100 marks. The time limit is 60 minutes (1 hour). There is no negative marking, and the passing score is 40% (40 out of 100 marks).
What are the registration fees for agents under MahaRERA?
In Maharashtra, the agent registration fee (valid for 5 years) is ₹10,000 for individuals and sole proprietorship concerns. For other entities (partnership firms, LLPs, private/public limited companies, societies, etc.), the fee is ₹1,00,000. Renewal of registration at the end of 5 years incurs the same fee structure.
How is the delay interest calculated under MahaRERA?
If a developer delays possession or a homebuyer delays payment, the interest rate payable is the State Bank of India's highest Marginal Cost of Funds based Lending Rate (MCLR) plus 2% per annum. Under MahaRERA Rules, this is calculated as simple interest on the total amount paid/due.
How many attempts are allowed for the MahaRERA Agent Exam?
Candidates are allowed a maximum of three attempts to pass the exam. If a candidate fails to pass in all three attempts, they must re-enroll in the mandatory 20-hour agent training program and pay the training fees again to be eligible for further exam attempts.
