What should an agent match when checking a project registration number on the MahaRERA portal?
Match the official record to the actual project, promoter, location and phase being offered. A number belonging to a different project or phase is not sufficient.
What determines the validity period of a project registration under section 5(3)?
The period the promoter declares for completing that project or phase in the registration application. It is not a universal five-year project registration period.
How often must the promoter update the project webpage under section 11(1)?
Quarterly, including booked apartment or plot inventory, booked garages, approvals obtained or pending, and project status.
Why check MahaRERA’s lapsed, revoked or abeyance project lists as well as the registration record?
An old registration certificate does not establish current status. These official lists identify later validity or compliance problems that require investigation.
Which project identifier is needed when submitting a MahaRERA online project complaint?

What share of amounts realized from allottees must enter the section 4 separate account?

Whose certificates support withdrawals from the section 4 separate account?
An engineer, an architect and a practising chartered accountant must certify that withdrawals are proportionate to the project’s percentage of completion.
When must the promoter obtain the annual audit of the section 4 project account?
Within six months after the end of each financial year, by a practising chartered accountant.
What is required before a promoter accepts more than 10% of a property’s cost as an advance or application fee?
A written agreement for sale with the buyer, duly registered. Exactly 10% is not “more than 10%,” but a higher amount triggers section 13(1).
Whose consent is required for other alterations to a registered building’s sanctioned plans or common areas under section 14(2)(ii)?

The legal-title document or authenticated ownership documents and the encumbrance declaration, including relevant rights, interests or claims. Review them; project registration alone is not a substitute for title due diligence.
Which certificate should be checked before treating a new building as ready for occupation?
The occupancy certificate from the competent authority for the relevant building or portion. A commencement certificate authorizes construction, not occupation.
What should an agent compare when a brochure promises amenities in a particular phase?
Compare the promise with that phase’s sanctioned plans, specifications and disclosed completion schedule. Do not assume another phase’s registration covers the promised amenities.
Can a promoter sell open parking as a separately saleable unit?
No. Open parking is a common area. MahaRERA’s FAQ distinguishes it from a qualifying garage or covered parking.
Which financial encumbrance records should agree with the project’s land details?
The financial encumbrance declaration and the asset-based CERSAI report should match the project name, address and land details in the registration application.
Under section 11(2), which project details must a promoter’s advertisement prominently state?
The Authority’s website address and the project registration number. Additional MahaRERA advertising directions must also be followed.
What document-related duty does an agent owe an allottee at booking under section 10(d)?
Facilitate access to the information and documents the allottee is entitled to receive when booking the property.
What remedy does section 12 provide when a buyer suffers loss from a false statement in a promoter’s advertisement?
Compensation for that loss. If the buyer withdraws from the proposed project, the promoter must return the investment with prescribed interest and compensation.
Which possession commitment must the agreement for sale specify under section 13(2)?
The date on which possession of the apartment, plot or building is to be handed over. A vague promise such as “soon” does not supply that date.

A promoter realizes ₹80 lakh from allottees for a project. What is 70% for the section 4 separate account?
₹56 lakh: ₹80 lakh × 0.70. The remaining 30% is ₹24 lakh.
A plan alteration under section 14(2)(ii) has 17 eligible allottees after excluding the promoter. What is the minimum number of consents?
12: two-thirds × 17 = 11⅓, so round up to the next whole allottee. Count eligible allottees under the section’s rules, not simply the number of units.
For a hypothetical simple-interest calculation on ₹4,00,000 for six months, SBI’s highest MCLR is 8.5% a year. Using Maharashtra Rule 18’s rate, what interest results?
₹21,000. Rate = 8.5% + 2 percentage points = 10.5%; interest = ₹4,00,000 × 0.105 × 6/12. Simple interest and six months are assumptions of this example.

What exam format and pass mark are officially described?
The published guidelines describe four-option MCQs, tentatively 50 questions at 2 marks each, totaling 100 marks, with 40 marks required to pass. They do not publish a time limit or negative-marking rule. Confirm current cycle instructions.
Do the ten topics have official percentage weights?
No percentage weights are published in the retrieved official training outline. This 50-card set uses editorial topic allocations for study coverage.
What happens after three unsuccessful attempts?
The candidate must undertake the training course afresh. A fixed retake waiting interval is not published in the retrieved guidance.
