不動産鑑定士試験 is Japan's national real estate appraiser qualifying exam under the Act on Real Estate Appraisal, administered by the MLIT Land Appraisal Committee. The 令和8 short-answer sitting was 17 May 2026 (two 120-minute Japanese mark-sheet papers); the essay sitting was 1–3 August 2026. Fees are 12,800 JPY electronic or 13,000 JPY paper. There is no education bar to sit. A written pass still requires 実務修習 and roster registration before using the title. 令和8 short-answer pass rate was 37.4% (900 of 2,407) at a 70.0% overall cut.
