Frequently Asked Questions
What is the USP-P examination?
The USP-P (Ujian Sertifikasi Penilai Properti) is the national certification examination administered by KUSP MAPPI, required to qualify as a certified property appraiser and obtain a Public Appraiser (Penilai Publik) license from the Indonesian Ministry of Finance.
What subjects are tested on the USP-P?
Four written modules: Module 1 valuation law and regulation (KEPI and SPI, Ministry of Finance rules, land and property law, taxation, banking and capital-market rules), Module 2 economic theory in valuation, Module 3 property valuation theory, and Module 4 applied property valuation practice. Candidates who clear all four then defend a valuation report orally.
What are the eligibility requirements to sit for USP-P?
Candidates must hold at least an S1 degree, have passed the MAPPI PLP 2 and PLS designation education programmes, be active full MAPPI-T members with current dues paid, and not be under a suspension sanction from the Dewan Penilai or PPPK Kemenkeu.
What is the examination fee for USP-P?
First-time candidates pay IDR 300,000 registration plus IDR 5,000,000 for the four written modules and IDR 3,500,000 for the oral examination — IDR 8,800,000 in total — through KUSP MAPPI's virtual account system. A repeat written module costs IDR 1,500,000.
How many questions are on the USP-P and how long does it take?
KUSP MAPPI does not publish an item count. The written stage runs over 2 days with 90 minutes each for Modules 1, 2, and 3 and 150 minutes for Module 4. Modules 1 and 2 are multiple choice, Module 3 mixes multiple choice with essay, and Module 4 is a calculation-based valuation case study.
Is this OpenExamPrep question bank an official MAPPI examination simulation?
No. This is an independent English-language multiple-choice study adaptation designed to help candidates master tested appraisal concepts, valuation mathematics, and Indonesian regulatory standards. It is not an official translation, and it does not simulate the Module 3 essay, the Module 4 case study, or the oral report defense.
