Mississippi Real Estate License: Complete Roadmap
Follow this path to maximize your chances of passing on the first try
Master Mississippi License Law & MREC RegulationsYou are here
Study MREC structure (5 commissioners appointed by governor, headquartered at LeFleur's Bluff Tower, Jackson), Miss. Code Ann. §73-35-1 et seq., 60-hour pre-license requirement, salesperson vs broker license types, post-license (30 hrs within year 1), 16-hour CE every 2 years, disciplinary sanctions including revocation and fines, out-of-state broker provisions, and inactive license status.
Study Mississippi Agency Disclosure Requirements
Master the mandatory 'Working With a Real Estate Broker' form (revised May 14, 2024) — when it must be provided (before substantive discussions), what it discloses, and the different agency relationship types available in Mississippi: seller's agent, buyer's agent, dual agent, designated agent, and transaction broker. Understand fiduciary duties and the difference between agency disclosure (form) and agency establishment (contract).
Learn Mississippi Property Condition Disclosure & Trust Accounts
Study the Property Condition Disclosure Statement requirements under §89-1-501 et seq., which sellers must provide to buyers. Know the exempt transactions (new construction, foreclosure, estate transfers, court-ordered sales). Master trust account rules: deposit within 3 BANKING DAYS (not calendar days), maintain records for 3 years, no commingling, broker-only disbursement authority, and MREC audit rights.
Review National Real Estate Principles
Cover property ownership, estates, and freehold interests; contracts and agency law; financing (Mississippi is a lien theory state — mortgages, not deeds of trust); valuation and appraisal; fair housing laws (7 federal protected classes); transfer of title; environmental issues; land use controls; closing procedures; RESPA/TRID; and real estate math.
Run Timed Practice Sets
Simulate the 4-hour exam with full 120-question practice sets. Target 70% on the national section (80 questions, 2.5 hrs) and 75% on the state section (40 questions, 1.5 hrs). Note the different passing standards for each section.
